Bookings

• A minimum stay of three nights is required. However, in certain cases (e.g., last-minute bookings), shorter stays may be accommodated.

Check-in & Check-out Policy

• Check-in: From 14:00 on your arrival day.
• Check-out: By 11:00 on your departure day.
• Late check-out: Subject to availability; a fee of 1,000 THB per hour applies.

Rates & Payment Policy

• All rates are listed in Thai Baht (THB) and include applicable taxes and service charges.

Refundable Rates:

• A 50% deposit is required at the time of booking, payable via bank transfer.
• The remaining balance, along with additional fees (cleaning fee and refundable damage deposit), must be paid at least 7 days before arrival.

Non-Refundable Rates:

• The full cost of the stay is required at the time of booking, payable via bank transfer.
• The remaining balance for additional fees (cleaning fee and refundable damage deposit) must be paid at least 7 days before arrival.

Additional Fees

• Cleaning fee: 3,000 THB per stay.
• Refundable damage deposit: 40,000 THB, returned within one week of check-out, provided no damages are reported.
• Guests are responsible for any damages caused during their stay.

Refund Policy

• Non-refundable rates: No refunds apply.
• Refundable rates: The deposit is fully refundable if cancellation occurs at least 30 days before check-in.
• If cancellation occurs at least 30 days before the check-in date, the payment can be credited toward a future booking within six months.

• Energy Conservation: To help preserve energy, please turn off all lights and air conditioning units when leaving the villa.

By making a reservation, the guest consents to the processing of personal data for accommodation purposes and accepts the above cancellation and payment terms.
